What is Included in this House Plan?
When you purchase a plan package, you receive the license to build that plan one (1) time. The package includes:
1/4" scale floor plan which includes window & door schedules. Our floor plans are very detailed.
1/4” scale Electrical layout which includes much detail such as: Recessed lights, fan/lights, switches, outlets, cable tv & telephone locations, exterior flood light locations, weather proof outlets, heat/vent/light locations…etc.
1/4" scale front and rear and side elevations.
1/4” scale foundation plans which do include floor & ceiling framing member specifications.
1/2” scale typical wall sections and all foundation section details.
Roof plans are provided with every package. This will show all roof slopes and a roof framing detail.
Miscellaneous details as needed per house plan.
Kitchen/ bath cabinet elevations are provided.

QUICK Cost-To-Build estimates are not available for specialty plans and construction such as garage / apartment, townhouse, multi-family, hillside, flat roof, concrete walls, log cabin, home additions, and other designs inconsistent with the assumptions outlined in Item 1 above.
User is able to select and have costs instantly calculate for slab on grade, crawlspace or full basem*nt options.

A: Yes its mainly concrete with a brick edge/brick facing.

Q: just wanted to confirm that the brick pocket is on the slab base foundation.. Looks to have brick in the drawing already. Please confirm. Thanks
A: There is a 4” brick water table drawn on the foundation. It is not a full brick ledge which is typically 5.5”.

Q: What is the total width and depth including the eaves of the roof and guttering. We need that for the offset?
A: We don’t design with gutters but the width and depth with the roof over hang is 69’-2” x 76’-2 ½”.

Q: What year and code do these plans meet? Is the slab monolithic or stem wall?
A: We have a CMU block slab foundation and a monolithic slab foundation. Make sure to indicate the client wants a monolithic slab on the order so that we send that one. If it isn’t noted, they will receive the CMU block slab foundation.If this customer is not in our State of Louisiana, they will receive plans that meet 2018 code.

Q: I am wondering how you calculated the square footage? I increased the size of a few rooms and I am getting the same square footage that is shown. The plan is 41445 and square footage is 2085. Are the hallways and closets included? Thank you, Debbie
A: Hi,We calculate square footage of the entire home using the outside of the walls. Room sizes are called out as interior sizes.Hallways/closets…are all included in the overall footage.
